STATEMENT OF RENTAL POLICY


Linebacker Equity Management supports the Fair Housing Act as amended, prohibiting discrimination in housing based on race, creed, color, religion, national origin, handicap, or familiar status.  The following qualification standards will be required from every prospective resident.


Contained within is the current rental criteria, nothing contained in these requirements shall constitute a guarantee or representations by us that all tenants and occupants currently residing at our properties have met these requirements as there may be residents and/ or occupants that have resided at one or more of these rental properties/units prior to these criteria going into effect.  Our ability to verify whether these requirements have been met is limited to the information we receive from the various credit reporting services utilized.


APPLICATION INFORMATION

A separate rental application must be fully completed, dated and signed by each applicant.  Spouses can complete one rental application.  All applicants must provide a valid government issued photo ID and allow it to be photocopied.  Any occupant 18 years of age or older will be required to complete a separate rental application.  A criminal background check will be performed on each occupant 18 years of age and older.  If any occupant does not pass the criminal criteria as outlined, then the application will be denied including the applicants’ application who is applying for the apartment.


INCOME

Monthly income of combined applicants must be at least two and a half (2.5)  times the rental amount.  Monthly income will require pay stubs and written verification.  If you are self-employed the applicant will be required to provide a copy of the most recent tax return or certified verification from their companies’ accountant or bank. A minimum of 3 months proof of employment of each applicant is required with the previous 4 check stubs. Corporate approval is required if this requirement is not met.

CRIMINAL HISTORY  

Criminal background checks on all applicants and any occupant over the age of 18 will be reviewed.  Application WILL NOT be accepted for residency if any of the following statements apply to any applicant or occupant:

CO-SIGNERS

 If a co-signer is required, he/she must complete an application for residency and meet all criteria of this Statement of Rental Policy with the exception of income must be 5X rent.  A co-signer will be fully responsible for the lease agreement if the occupying tenant(s) defaults. 




OCCUPANCY

No more than 2 people may occupy a one bedroom

No more than 4 people may occupy a two bedroom

No more than 6 people may occupy a three bedroom

No more than 8 people may occupy a four bedroom

Infants up to twelve (12) months of age are not considered for occupancy purposes.  Tenants who have an infant less than twelve (12) months old at the time of rental application or lease renewal and whose infant has reached twelve (12) months of age during the lease term may be required at that time to either: (1) move to another unit which has more bedrooms, or (2) move out.  Rent for a larger unit will be at the current rental rate at the time the lease is entered into for the larger unit. 

     

ROOMATES

All occupants over 18 years of age must qualify individually in all areas except income.  Each lease holder must qualify for their percentage of the rent amount.  All lease holders will be held liable for the entire lease agreement.


ANIMALS

ALLOWED! With a $400.00 non-refundable deposit and a monthly animal rent of $10.00 each month. 40 lb weight limit and no aggressive breeds. A $100 lease violation will be served if the animal is not registered plus $10 each day until it is removed from the property.

     

VEHICLES

One passenger vehicle per unit; commercial or recreational vehicles will require written permission from management.  A current copy of vehicle insurance is required for our records.  Must have parking permits placed on windshield.  

Reserved parking spots are available for $35/month.

     

SATELLITE DISHES ARE NOT PERMITTED ON THIS PROPERTY UNLESS GRANDFATHERED BY CURRENT RESIDENTS as of 8-1-2020

 A $100 lease violation will be served if a satellite dish is installed plus $10 each day until it is removed from the property.

     

WATER FURNITURE

Water beds will be allowed on the first floor ONLY.

     

RENTERS INSURANCE

Is not required but recommended. The property should be listed along with the renter. 


ACKNOWLEDGEMENT 


You declare that all your statements in this Application are true and complete. Giving false information is a Class B Misdemeanor, punishable by up to 6 months in county jail and a $2000 fine. Applicant’s submission of this Application, including payment of any fees and deposits, is being done only after applicant has fully investigated, to its satisfaction, those facts which applicant deems material and necessary to the decision to apply for a rental unit. You authorize us to verify your information through any means, including consumer-reporting agencies and other rental-housing owners. You acknowledge that you had an opportunity to review our rental-selection criteria, which include reasons your Application may be denied, such as criminal history, credit history, current income and rental history. You understand that if you do not meet our rental-selection criteria or if you fail to answer any question or give false information, we may reject the Application, retain all application fees as liquidated damages for our time and expense, and terminate your right of occupancy. In lawsuits relating to the Application or Lease, the prevailing party may recover from the non-prevailing party all attorney’s fees and litigation costs. We may at any time furnish information to consumer-reporting agencies and other rental-housing owners regarding your performance of your legal obligations, including both favorable and unfavorable information about your compliance with the Lease, the rules, and financial obligations. Fax or electronic signatures are legally binding. You acknowledge that our privacy policy is available to you. Right to review the Lease. Before you submit an Application or pay any fees or deposits, you have the right to review the Application and Lease, as well as any community rules or policies we have. You may also consult an attorney. These documents are binding legal documents when signed. We will not take a particular dwelling off the market until we receive a completed Application and any other required information or monies to rent that dwelling. Additional provisions or changes may be made in the Lease if agreed to in writing by all parties. You are entitled to a copy of the Lease after it is fully signed. Images on our website may represent a sample of a unit and may not reflect specific details of any unit.  For information not found on our website regarding availability, unit characteristics or other questions, please call or visit our office. This Application and the Lease are binding documents when signed. Before submitting an Application or signing a Lease, you may take a copy of these documents to review and/or consult an attorney. Additional provisions or changes may be made in the Lease if agreed


By signing below I'm indicating that I have read and fully understand and agree with the above Statement of Rental Policy. I also understand that if I or any other applicant or occupant listed on the application give any false information that my deposit will be forfeited, and my application or tenancy will be denied.
